• Thai Nationality, age of at least 28
• A degree or diploma in Mechanical, Electrical, Process, or Building Services Engineering.
• A minimum of 6–8 years in MEP estimation, with at least 2–3 years specifically focused on data centres or mission-critical infrastructure.
• Familiarity with Tier II–IV data centre redundancy concepts (e.g., $N+1$, $2N$) and experience in fast-track or EPC environments.
• Strong ability to interpret complex MEP drawings, schematics, and single-line diagrams.
• Software Skills: Proficient in using estimation software such as CostX, Candy, Bluebeam Revu, or advanced Excel-based models.
• Knowledge of relevant codes including ASHRAE, IEC, NEC, NFPA, and TIA-942.
• Certifications: Professional memberships or certifications (e.g., RICS, AACEI, CIBSE, or ASHRAE) are highly advantageous.
• Key Attributes: An analytical, detail-oriented team player with strong commercial awareness and the ability to meet tight deadlines across multiple tenders.

• Estimating & Cost Preparation: Produce detailed MEP cost estimates from conceptual stages through to final tender for Design & Build, EPC, and lump-sum contracts.
• Scope Quantification: Review technical documents, drawings, and specifications to quantify MEP works, including HVAC, chilled water systems, UPS, generators, and process-related utility interfaces.
• Material Validation: Coordinate and validate material take-offs (MTOs) provided by consultants, subcontractors, and internal engineering departments.
• Market Analysis: Obtain and analyse quotations from suppliers and subcontractors, maintaining a robust cost database for MEP labour, materials, and equipment.
• Benchmarking: Use historical data centre cost data to ensure all pricing remains accurate and market-competitive.
• Tender Support: Collaborate with multidisciplinary teams to deliver integrated cost proposals, identifying MEP-related risks and design alternatives.
• Bid Participation: Prepare technical clarifications and exclusions for submissions, and participate in bid meetings and value-engineering discussions with clients.
• Design & Value Engineering: Review designs for constructability and compliance with standards such as Uptime Institute and ASHRAE, proposing cost-saving solutions that maintain Tier-level performance.
• Post-Tender Support: Assist in post-bid negotiations and provide a comprehensive handover of awarded estimates to the project delivery and procurement teams.
• Budgeting: Help develop project budgets, procurement plans, and cash-flow forecasts for newly awarded projects.
